Measure a scheme across five rings: occupiers, facility, district, catchment, group.

A scheme is read across five rings on one standard: the companies that occupy it, the facility itself, the district around it, the catchment people move through, and the group or rail corridor that holds it all. The same figures then answer a planning authority, a local community and an investment committee.

Five rings, one standard

The mix of uses, which occupiers you take, shared and publicly open space, disaster and environmental performance. How it will be operated, procurement standards, who is hired and retained. Requirement names, sources and counts are samples. In practice we take the official requirements you already publish for disclosure, certification and regulation, and set them against what the building does. Your own voluntary targets are held separately.

Four steps: see where you stand, then improve it with the landlord
1
Set your targets against the building
Your targets and what the building provides are sorted on two levels, 16 ESG categories by occupier requirement by building response, so met and unmet items are clear.
2
See the gaps, the risks and the strengths
Unmet items, gaps in statutory compliance and existing strengths are quantified, so sites can be compared and the reachable level checked.
3
Sort the actions by who does them
Actions sort into three: your own, with the landlord, and at lease or plant renewal, combining physical and operational measures into a plan.
4
Take it to the landlord
With the same data in front of both sides, occupier and landlord agree what the issues are and negotiate specific improvements.
01

Your commitments, read against the building

The building is read against your own published targets rather than a generic checklist. You see what it fails to meet before you sign, in time to take it up with the landlord.

02

One standard across markets

Buildings in 75 cities across 24 countries are read on the same categories, so a candidate in one city can be compared with a candidate in another without translating two different local rating systems in your head.

03

Measure how your people respond once you are in

Satisfaction, retention, health and safety, the quality of the work itself — your people's response, read together with building and district data. It is also what you can disclose about the place you occupy.

Different teams arrive with different problems.

Sustainability

Now You need to cut Scope 2 against a head-office target, but you cannot see the building well enough to ask the landlord for anything specific.
After The moves sort into three: what you can do now, what needs the landlord, and what needs a lease change.

人事・HR

HR

Now The office is described as a good place to work, but you cannot say to a candidate what is good about it or what is missing.
After Strengths in wellbeing and diversity are something you can publish; gaps become a plan.

Facilities

Now You are looking at a move, but beyond rent and location there is nothing to compare the candidates on.
After Your current building and the candidates are compared on your own requirements, including what each could reach with improvement.

Corporate planning & global portfolio

Now Data differs by country and by building, so the sites cannot be set side by side.
After Define your ESG requirements once and every site is scored the same way, which decides where to start.

For brokers and tenant reps: read in the other direction, the same data names companies. Which firms are asking for the requirements this building already meets — not a broadcast, but a specific list with the reason attached. The gaps and what it would cost to close them come out at the same time.

We score physical retrofit and operational change on the same dataset, against the same KPI. A requirement surfaced on the operational side can trigger a physical retrofit: in one case, engagement data led to a rooftop solar feasibility study and a supplier selection. Equally, a completed retrofit is validated by how users respond to it.

USE CASE 05

Value delivered to the occupier, not only the landlord

Because coverage spans 75 cities in 24 countries on one standard, a multinational occupier can ask how its own offices compare across markets, and use the answer in its own reporting and location strategy. We have produced exactly that for a global consumer brand across the buildings it occupies worldwide.
